A Calgary sewer replacement quote should price the whole process, not just the pipe. It needs the measured scope, the permit holder, both public and private locates, trench protection for the depth, inspection before backfill, restoration of each surface, and the after-video. It should also set unit rates for surprises such as cobble, frost or extra depth, and list what is excluded, especially anything on City land.
- A quote you can compare starts with the same scope: metres, method, material, end points and surfaces.
- Every Calgary step, from the permit in the contractor's name to inspection before backfill, should appear as a line or an explicit inclusion.
- Unknowns belong in unit rates and allowances agreed before the dig, not in surprise invoices after it.
- Exclusions are where quotes quietly differ: boulevard work, concrete, the under-slab section and final winter restoration are the common ones.
- Changes on site should be written, priced from the agreed rates and approved before the extra work starts.
01 /What must a Calgary sewer replacement quote say to be comparable?
It must price a written scope that every bidder shares. If one company quotes 12 m from the cleanout to the property line and another quotes “replace sewer line,” the lower number tells you nothing. Send each company the same footage, sketch and draft scope, and ask them to restate the scope in their quote in their own words so you can see whether they understood it.
- Length and end points: from which point to which point, in metres.
- Method: open cut, lining, bursting or spot repair, and where any pits go.
- Pipe: material and size, commonly 100 mm PVC on a residential lateral, and the coupling at each end.
- Depth: the depth the contractor is pricing, and what happens if the pipe is deeper.
- Surfaces: each surface the work crosses and how it will be left.
Building that scope from footage is covered in setting the scope. This page is about what the price attached to it should contain.
02 /Which line items should a Calgary quote show?
Each step of the Calgary process should be visible in the quote, either as its own line or as a named inclusion. A missing step is not a saving; it is either a later charge or a step that will not happen.
| Step | What the quote should state | Why it matters in Calgary |
|---|---|---|
| Plumbing permit | Applied for by the contractor in its own name | The City's homeowner permit is only for owners doing the work themselves |
| Public locate | Requested through Utility Safety Partners, with the ticket number shared | Three full working days' notice at minimum, longer in busy months |
| Private locate | Sonde trace of your lateral and a check for other private lines | Customer-owned lines are not marked by the public locate |
| Exposure of marked lines | Hand or hydrovac exposure near marks | Machines stay out of the one-metre zone either side of a mark until the line is visible |
| Excavation and protection | Trench box, shoring or sloping for the priced depth | Basement-home laterals commonly pass the 1.5 m depth where protection is required |
| Spoil and disposal | Where spoil sits, and whether excess and old pipe are hauled away | Clay spoil is heavy and messy; hauling is a real cost |
| Pipe, bedding and connections | Material, size, bedding type, couplings at both ends, any cleanouts | The property-line joint must suit the City-side material |
| Inspection | Who books it, and that backfill waits for it | Buried pipe cannot be inspected |
| Backfill | Material and compaction in lifts | Calgary clay settles for months when dumped back loose |
| Restoration | Each surface, the material and the timing | Concrete and sod are often deferred until the trench settles |
| Records | Before and after video, as-built sketch with measurements | Needed for resale, claims and future work |
| Tax and payment terms | GST shown separately; deposit and payment triggers | Pre-payment requests require a prepaid contractor licence |
Where trench protection rules come from, and what they look like on a residential lot, is explained in trench safety on a Calgary sewer dig.
03 /How should a quote handle what nobody can see yet?
With unit rates and allowances agreed before the dig. No contractor can promise what a Calgary trench will meet: glacial till one lot, cobble and groundwater the next, frost in January. A good quote admits that and prices the likely surprises in advance, so a discovery becomes a known number instead of a negotiation with an open trench in the yard.
| Unknown | Clear quote wording | Wording that leaves you exposed |
|---|---|---|
| Pipe deeper than priced | Rate per additional 0.5 m of depth, per metre of trench | Extra depth billed at cost |
| Cobble or boulders | Hourly rate for breaker work, with a cap before calling you | Rock is extra |
| Groundwater | Pump rental and labour per day | Dewatering if required |
| Frost | Frost breaking or thawing per day, plus temporary winter restoration | Winter conditions extra |
| Unmarked private line hit or found | Rate to expose, protect or reroute, with your approval first | Owner responsible for unmarked lines |
| City section defective at the joint | Work pauses; permit holder reports to 311; no City-side work without City approval | Will connect to existing |
| Locate expiry if the job slips | Relocate ticket included or priced | Not mentioned |
| Extra metres of pipe | Rate per metre beyond the scoped length | Priced on site |
Depth and soil are the two unknowns that move prices most. The Calgary soils and depth page helps you judge how likely each row is for your community before you compare quotes.
04 /Which exclusions show up in Calgary sewer quotes?
Read the exclusions line as carefully as the price. Two quotes can differ by thousands simply because one includes what the other excludes, and in Calgary the same few items account for most of the gap.
- Anything past the property line. Boulevard, sidewalk or road work needs City permits, and service connections in the right-of-way need an indemnified contractor. See working on the City side.
- Concrete replacement. Driveways, walks and patios are often quoted as rough restoration only, with new concrete by others.
- Landscaping beyond topsoil and seed. Sod, shrubs, pavers and irrigation repairs are frequent exclusions.
- The under-slab section. Indoor pipe may be excluded unless the scope names it; see replacing the building drain under a basement floor.
- Backflow protection. A backwater valve is a separate decision and often a separate line.
- Final restoration after a winter job. Temporary restoration now, final work in spring, sometimes on a new invoice.
- Tree protection. Work near a City tree may need a tree protection plan before a permit for work on City land.
- Permit fees. Sometimes included, sometimes passed through at cost.
05 /How do you compare three quotes that look different?
Put them in one table on the same scope, then move exclusions into the price. A quote that excludes concrete is not cheaper until you add what the concrete will cost you.
- Line up the scopes
Check that length, method, material, end points and surfaces match. Ask any company that changed the scope to explain why; sometimes they have seen something the others missed.
- Mark the inclusions
Tick each process step in the table above for each quote. Blank cells become questions.
- Price the exclusions
Estimate or get prices for anything one quote leaves out, and add it to that quote's total.
- Compare the unit rates
A low base price with high rates for depth, rock or frost can end up the most expensive job on a Calgary lot.
- Compare the schedule
Days on site, inspection timing and restoration dates. The Replacement Timeline Planner gives a planning range to test each schedule against.

06 /What happens when the job changes mid-dig?
The contractor should stop, show you, and price the change from the agreed rates before doing the extra work. A written change order, even a text message with a photo and a number that you answer, protects both sides.
- See it yourself. Ask to look at the cobble, the unmarked line or the deeper pipe while it is exposed, and photograph it.
- Use the rates. The change should be priced from the unit rates in the quote, not a new figure invented in the trench.
- Keep City issues with the City. A defect on the City side goes to 311 through the permit holder, not into your invoice.
- Record it. Add each change to the job file with the date and the approved amount; keeping sewer replacement records shows where it fits.
07 /What price range should a Calgary quote fall in?
As a sense check, this site plans open-cut replacement of a residential lateral at about $14,000 to $40,000, trenchless replacement at about $10,000 to $30,000, and spot repairs at about $4,500 to $12,000, all CAD before GST. A quote far below the low end usually means something in the tables above is missing; one far above should explain the depth, surface or access that drives it.

FAQQuestions people ask
What should be included in a sewer line replacement quote in Calgary?
The measured scope, permit by the contractor, public and private locates, trench protection for the depth, pipe and couplings, inspection before backfill, compacted backfill, restoration by surface, after-video and as-built sketch, and unit rates for surprises.
Why do sewer quotes for the same Calgary house differ so much?
Usually because they price different scopes or exclude different things, such as concrete, boulevard work or the under-slab section. Put them on one scope and add the cost of each exclusion before comparing.
Should a Calgary sewer quote include the permit fee?
It should say whether it does. Some contractors include the permit, others pass the fee through at cost. Either way, the permit should be in the contractor's name.
What is a unit rate in a sewer quote?
A price agreed in advance for a measurable extra, such as each additional half metre of depth, each extra metre of pipe, or each hour of breaker work in cobble. It turns surprises into known costs.
Is a quote that excludes restoration a bad sign?
Not necessarily, but it is not comparable with one that includes it. Get restoration priced separately and add it before you compare.
Can the price change after the trench is open?
Yes, if the ground holds something the quote did not cover. The change should be shown to you, priced from agreed unit rates and approved in writing before the work goes ahead.
